VRV/VRF Air-Conditioning Design, Supply, Installation at O.R. Tambo Airport

The Contractor is to design, supply, install and commission high-efficiency VRV/VRF air-conditioning units in airside corridors beyond the boarding gates at O.R. Tambo International Airport. The scope covers 27 bridge locations with 54 spaces requiring mechanical and electrical completion. Works span 104 weeks (24 months) and are organised in three zones (Zone A, Zone C, Zone E) with phased installation and commissioning milestones. Key deliverables include: FIPDM Stage 3 design-development package (12 weeks), FIPDM Stage 4 issued-for-construction design (24 weeks), ICT/cybersecurity cloud environment approval (32 weeks), long-lead equipment procurement (48 weeks), Zone A installations and digital-platform core build (76 weeks), Zone C installations (84 weeks), and Zone E installations (90 weeks). The contract requires full system integration with building management systems (BMS/IMCS), cybersecurity verification, factory acceptance testing (FAT), site acceptance testing (SAT), balancing, performance testing, end-to-end integration, user-acceptance testing, training and handover documentation by completion at week 104. The defects date is 52 weeks after practical completion. Payment is monthly on a cost-reimbursable basis with assessment intervals commencing on the 7th calendar day of each month, payable within 4 weeks of valid invoice. Site access is subject to approved airport permits and coordination across live airport operations.
